It has both a zipper and a button, but the waist is elastic and can be adjusted. I received it as a hand-me-down, but it seems to be a slim fit, so it was too tight for my daughter, who has a sturdy build, so I'm selling it. I think it's in a clean condition with no stains or signs of wear.
